Green Light for Major Sheffield Logistics Hub, Creating 500 Jobs

A major new industrial and logistics development has been given the green light in Sheffield, paving the way for up to 500 new job opportunities.

Europa Sheffield, a 271,750 sq ft scheme, will be built on a prime brownfield site off Junction 34 of the M1. The site, situated on Europa Way next to Sheffield Business Park, sits at the heart of the Advanced Manufacturing Innovation District (AMID).

Rula Developments, the firm behind the project, specialises in state-of-the-art logistics and warehousing. The company plans to demolish the existing factory premises to make way for a high-quality industrial space, with options to either develop a single unit or split the site to meet occupier demand.

Anthony Clitheroe, Development Director at Rula Developments, said, “We are delighted to secure planning consent for the redevelopment and regeneration of this strategically important brownfield site. Our plans will replace the old manufacturing building with highly sustainable new industrial space of exceptional quality, in a well-established manufacturing and logistics location, just two miles from the M1 motorway.”

With strong demand for purpose-built industrial space in the area, the firm is actively exploring options to lease, sell, or forward-fund the scheme.

“We know that there is significant demand for purpose-built space in the area and are considering our delivery options based on current occupier discussions. We are open to let or sell either one larger unit, split the site, or potentially forward fund for speculative delivery. The scheme could be delivered by Q1 2026,” said Clitheroe.

CPP and Colliers have been retained as marketing agents, while The Harris Partnership has designed the scheme alongside Adept Consulting Engineers and RPP. ID Planning supported the planning application process.

Rula Developments has a strong track record of delivering high-quality logistics and industrial space across the UK. To date, the company has successfully delivered 1.4 million sq ft of logistics and industrial space across 168 acres and has a further 2.5 million sq ft of development either contracted or under development. Notable projects include Eclipse, a 405,411 sq ft logistics unit in Doncaster, and a 190,598 sq ft prime logistics and office unit at J28 of the M1, Fulwood.

This latest approval marks another step forward in Sheffield’s continued growth as a key hub for manufacturing and logistics, attracting major occupiers to the region and supporting local economic development.
