Work Begins On Landmark Co-Living Scheme In Sheffield’s Kelham Island

A new way of city living is taking shape in one of Sheffield’s most popular neighbourhoods as work begins on the Hive co-living development. York-based developer Grantside has appointed property consultancy EDGE and contractor HBC Construction Limited to deliver the project, which is set for completion in spring 2027. Located in the heart of Kelham Island, the scheme has already been recognised as a winner in the Outstanding Property Awards.

The development will provide 100 co-living homes and studio apartments alongside a variety of shared spaces, including a gym, yoga studio, co-working hub, and a roof terrace. The project is designed to meet a growing demand for flexible urban living, providing private space while encouraging social interaction to boost wellbeing and combat loneliness. At ground level, the building will feature retail units aimed at start-up businesses and independent traders to support the established character of the area.

Sustainability and technology are at the core of the build, with the project targeting BREEAM Excellent standards. The building will use locally sourced materials and feature rooftop solar panels to power communal areas. It is also designed for high-level digital connectivity, achieving a WiredScore Platinum certification.
