Sheffield Housing Company Submits Plans for 133 New Homes Across Three Sites

Sheffield Housing Company is preparing to submit planning applications for 133 new homes across three separate sites in the city.

The proposed schemes mark the next phase of a city-wide regeneration strategy, delivering new properties in Manor, Parson Cross, and Arbourthorne. The initiative represents the first stage of a broader four-year pipeline that aims to build more than 300 homes across five vacant sites, all located on former housing land.

The developments will offer a mix of tenures, including one, two, three, and four-bedroom homes with private parking and gardens. The projects comprise affordable rented and shared ownership properties, with potential acquisitions by Sheffield City Council, alongside homes for private sale.

All property styles are designed towards the Future Homes Standard building regulations, ensuring the new build houses are zero-carbon ready to help reduce energy consumption for future occupants.

The individual sites include:

The Manor area scheme on Wulfric Road near Fitzhubert Road, which features 32 homes set within public open space. The existing informal football area on the land will be relocated, with proposals focusing on options near Manor Fields Park.

The Deerlands Avenue development in Parson Cross, which is the largest project, with 74 homes featuring green backdrops and transport links into the city centre.

The Daresbury Drive scheme in Arbourthorne, which brings 27 new homes to land that has been under-utilised for 30 years, offering a range of starter accommodation to larger family homes with views across the city and countryside.

Following a recent month-long consultation program with local residents, feedback has been incorporated into the final planning submissions.

“SHC’s main purpose and objective is to bring vacant former housing land back into use, delivering high-quality homes in areas where there is an identified need and demand,” said Steve Birch, Director at Sheffield Housing Company. “This is the driver again with these three key sites, land which has stood empty since demolitions around the turn of the century and now has the opportunity to provide new homes for hundreds of families in Sheffield.”

Cllr Douglas Johnson, Chair of the Housing Policy Committee at Sheffield City Council, added: “The range of much-needed housing continues to grow across Sheffield, and we are delighted to see this happening. This partnership means more housebuilding and will lead to more houses to be bought and rented.”
