Add £230k To Your House Value With These 9 Garden Features

DIY experts, MyToolShed, have gathered their top tips for you to design a garden that is stylish, on-trend and adds value to your home.

“This year it’s going to be more important than ever to have space that can be used to enjoy the outdoors. Here in the UK, as lockdown restrictions begin to ease, having space outside where homeowners can entertain is going to be in high demand over the coming months.”

“As a result, the nation’s back gardens could be in for a heavy makeover this year, so we’ve dug out some tips for you to give you a guide in what you should be looking to add to your garden this year. This will not only keep your back garden on-trend, but to also add value to your home in the process”  said Jade Shaw of MyToolShed. 

When revamping or renovating your garden it’s important to know what to do and what not to do. Here are 9 garden features currently in high demand that will really improve the value of your home by 93.8%.

With the average house price in the UK as of January 2021 costing £249,309, that’s a phenomenal £233,876 profit!

1) Deck It Out


Value Increase = 10%

This spike in demand for decking has transferred over to what new buyers are willing to pay for a home with decking already installed. In fact, having decking already in your back garden can raise the value of your home by around 10%.

2) A New Lick Of Paint


Value Increase = 5%

A new coat of paint on the exterior of your house may seem like a big job but it can be well worth it, with experts demonstrating a 5% increase to your home’s value, which translates to around £12.5k in the UK. Fast sale experts Ready Steady Sell advise that a new coat of paint should be one of your priority jobs when preparing to sell.

3) Weatherproofing


Value Increase = 3.6%

The experts at onlinemortgageavisor say that although the initial outgoings are quite high, with a weatherproof coating costing around £5k you can expect to see your home’s value rise by £7k-£9k.

4) A Garden Building


Value Increase = 5%

This garden room or office feature can seem like a big spend but when you consider that they can increase your property’s value from between 5-15%, it’s hard to argue against them.

5) Let The Outside In With Bifolding Doors


Value Increase = 10%

Bifolding doors can change a section of the home from being blocked off from the outdoors to an awesome flowing space where you can gain the best of both worlds. But that’s not all the benefits you’ll receive when adding this to your home, you’ll also be improving the value of your property by around 5-10%.

6) Hot Tub


Value Increase = 27%

In a recent article by propertyhelp, which site data from Post Office Money, adding a hot tub to your home can increase its value by a staggering 27%, which translates to around £67k when you look at the average price of a home in the UK. 

7) Swimming Pool


Value Increase = 22%

We didn’t predict it to be something that increases house values, especially in the UK, however, it turns out that a swimming pool not only will increase it but by some margin, to the tune of 22%!

8) Conservatory 


Value Increase = 10%

According to Post Office Money, a conservatory will add around 10% to the value of your house. A really good investment when you consider the unpredictable weather we’re used to getting. 

9) Fire pit


Value Increase = 1.2%

Finally, on our list, we have fire pits. The fire pit is something that only came into fashion over the last year or so and we predict it’ll be a well sought after garden feature this year. The great thing about this is that, while fire pits can be expensive, especially if you add one that’s top of the range, you will more than likely regain the money you spent on it when it comes around to selling your property, as according to firepitsdirect, installing one at home can add nearly £3k to your home’s value.
