New Build-to-Rent Homes Mark Major Milestone for Sheffield’s £300m West Bar Development

A major phase of Sheffield’s West Bar development has now been completed, with 368 new build-to-rent (BTR) apartments ready for residents. This marks the latest step in a £300 million regeneration project set to transform a key gateway into the city centre.

The residential scheme, known as Soho Yard, is part of the broader West Bar development, which is being delivered by Urbo (West Bar) Ltd – a joint venture between Urbo Regeneration, Peveril Securities and Legal & General. The first phase of the project includes these new homes alongside a 100,000 sq ft office building and a new public square, all now finished and in use.

Located off Plum Lane, Soho Yard offers one-, two- and three-bedroom apartments. The homes are arranged across two buildings surrounding landscaped gardens. On-site facilities include a gym and yoga studio, roof terraces, co-working spaces, private dining rooms, a games room, and a residents’ lounge. The buildings have been designed to meet the highest sustainability standards, achieving the Home Quality Mark (HQM) 4.

Some residents have already moved in, with apartments now available to rent through Legal & General’s ‘Build to Rent – Homes for Life’ portfolio.

When complete, the West Bar neighbourhood will deliver one million square feet of mixed-use space including 500,000 sq ft of Grade A offices, new homes, car parking, retail, and public realm. The area is expected to support up to 8,000 jobs.

The wider West Bar site sits between Kelham Island, Cathedral and Castlegate Quarters, along the Inner Ring Road. Future plans include another 100,000 sq ft office building and a new 450-space car park with electric charging points and bike storage.
